Eligibility Criteria for Greater Noida Authority Housing Scheme

  • Once the application form is downloaded from the website, any citizen of India who is at least 18 years of age can apply for one or more plots.
  • If more than one piece of land is requested, each application must be submitted separately.
  • If the application is made on behalf of another person, proof of identity such as PAN card, driving licence, passport or Aadhaar card will be asked.
  • Applicants belonging to the reserved category (Greater Noida Villagers) are required to submit certified actual photographs or other proof of the land purchased by GNIDA.
  • The applicant and his/her spouse or dependent children should not be in possession of land, flat or independent house already allotted by Greater Noida Authority for Greater Noida Residential Plot Scheme 2023. Besides, under this scheme the applicant’s spouse and dependent children shall be treated as one entity.

  • Select “Applicant Category and Payment Plan” from the available settings. The system will direct the user to a specific location where housing can be built after selecting a payment plan.
  • The applicant then has to select the desired plot or unit within the selected area.
  • Once the appropriate location is selected, the registration fee will be calculated based on the selection.
  • After deciding on the best room, the system will ask for the applicant’s information, including credentials, photos and bank details.
  • The applicant should verify the details of the selected construction plan before submitting the form. Information must be verified and provided.
  • Once the information is provided, the system will generate an application registration number, which should be stored for future requirements.
  • Submit the application and pledge online.
  • Once all forms have been submitted, processing fees (non-refundable) and registration fees (adjustable) must be paid through the online payment gateway.

Bidding Process for Greater Noida Authority Housing Scheme

  • The government has asked all applicants to ensure that they have a reliable internet connection as the e-auction process will be entirely internet based.
  • Plots of similar size and EMD may be selected for auction on the same day.
  • The Government will not accept any bid below the reserve price or the allotment rate.
  • The Greater Noida Shop/Kiosk Plot Scheme 2023 will increase the reserve price or allotment rate by 10% if the plot is within one kilometer of the metro line
  • If the auction is held until the last five minutes of closing time, the bidding period may be extended up to 15 minutes.
  • Once a bid is submitted, it cannot be withdrawn by the applicant
  • If there are fewer than three bidders for a piece of land, the seven-day bidding period will be extended in two. Land will be allocated to the highest bidder after the two expansions.

  • The Authority will send a share notification to the successful bidders within 30 days after the e-auction.
  • For the shop/kiosk land scheme, the time limit is 90 days from the issuance of the allotment letter, while for the residential scheme, the full value of the land must be paid within 60 days
  • Failure to pay by the due date may result in cancellation of the bid and forfeiture of the EMD by the Government.
